The East Coast of Florida stretches from Jacksonville in the north, all the way to Miami Beach in the south. In between lies something for everyone - breathtaking unspoiled beaches everywhere, gorgeous historical architecture in St. Augustine, centers of cutting edge technology along the Space Coast, wildly popular sports arenas in Daytona, metropolitan life and a world famous club scene in Miami Beach. For those of us who make our homes here, life on the East Coast is never dull.
With an average of well over 300 days of sunshine per year, the median temperate ranges from around 50 degrees in the winter to upward of 90 degrees in the summer with yearly rainfall averages of approximately 50 inches. The sub-tropical climate and proximity to the Atlantic Ocean make the East Coast quite a draw for tourists from all over the world. Those who live here and enjoy the climate understand why visitors keep returning, year after year.
In 2004, the median home value for Fort Lauderdale was $299,900 and for Miami was $291,800, figures which show no sign of decreasing. An article in the South Florida Business Journal found that homes are selling at prices 27 to 34% higher than what they were last year. Continuing low mortgage rates and a tight inventory are credited with keeping buyer demand high in the local real estate markets, according to the Florida Association of Realtors. As a result, if you are considering buying a home along Florida's East Coast, now is a great time to do so.
